Personally, I don't like anything that pay money that is no connected to an agent doing deals but I can see the appeal.

I think you are on the right track however its going to be necessary for you to have some "skin in the game" sooner rather than later - while it can be appealing and seemingly possible to build a significant real estate portfolio with all of "OPM" the reality is you are probably going to need to have some equity in these properties - 20% or so down from your own funds to keep building. 

I am already in the process of meeting with local contacts in my area, but individual people have their areas of expertise and their own biases, so the idea of crowd sourcing from a wider audience was appealing.

As someone experienced in property management, it's concerning how often people are swayed by the appeal of a single property without considering its surroundings, such as being near deteriorating areas.

Seeking a criminal conviction against a man who is "just trying to feed his family" has ZERO jury appeal and you will NEVER get a conviction for that in Los Angeles County.

The appealing aspect here is the ongoing population growth and other economic factors.
