@Dan H.Most GP’s don’t allow it, especially for accredited investment offerings because the purchase must also be accreditedWe have a reg an offering and have a death and disability clause that gives an out and have had one case where this occurred at of 700+ investors.As someone else mentioned, you would essentially be setting up an exchange which would require finra licensing and the licensing costs alone would make it cost prohibitive

Cousin A currently lives in one half of their primary residence and rents out the other half.Cousin B has a rental property they want to get rid of by doing a 1031 exchange.If Cousin B buys 50% of Cousin A's house as tenants in common, can A & B essentially switch over the rental income to B, whereby B reports all rental income and expenses on their taxes and A reports no rental income and expenses?

In a 1031 exchange I had to hammer both with  threats due to the agreement to cooperate and the constant surprises of new partners and unfilled liens with an approaching lapse of the 180 day limit.

Sure, a seller may offer you 5%, but if they're smart they will ask for a higher sales price in exchange for giving you an advantageous loan.
