Just fyi.if you still have your finance contingency you can back out and get your money back if the lender denys you.. if you run out of time you could lose it.you should be talking to your real estate agent about this.. that is the one who will help U

these are muni bonds you can by from your stock broker.. some of them are double tax free although that does not matter in NV with no state income tax but in CA they can be a hot commodity. for investors.But yes U can pay them off if you wish.. not many do since its in their tax bill .

Best thing I got out of that was U went to Jackson Hole to ski  awesome mountainalso LLC is not as important as you think it may be  unless you have a very high net worth IE cash to protectsmall equities in rentals are not a target for litigation.so save that time and expense.. just have proper insurance and don't be a slumlord.

One of them was a vacant Kmart property that I presented to a client 1.5 years ago to convert to indoor boat storage (near big vacation lake)... they didn't pursue... last week it was announced U-haul had purchased the property to convert to indoor storage.
