@John Myers I believe the question was geared towards using an existing IRA to produce income for today's use without incurring taxes or penalties...you can't do that with a SDRA as all of the profits have to go back into the SDRA. 

I always try to wrap up the outdoor work as much as possible in the fall and start gearing to do indoor projects.  

Well, I don't need a refinance, I don't owe any money on it.I'd like to be able to capitalize on this fact, but I'm getting a lot of feedback along the lines of 'well, we just don't deal with investment property', which I suppose means that the bank isn't REI-geared or friendly.

Being over-leveraged is having take on too much debt (more than can be serviced) .. regardless if you are talking real estate or any other business.When a property does not produce enough net revenue to fully service debt we typically refer to the situation as negative gearing.  

The idea of not just starting my portfolio but kicking it into high gear was attractive to me.  

At the time, I was not focused on expanding my portfolio but have recently changed gears and have invested into another with a partner of mine who encouraged me to check out Bigger Pockets.I have been quietly browsing the forums and soaking up the lessons learned.
