Getting a well performing quad would be great to season for 4 years. 

It’s my first deal so I was kind of worried about it, but I feel more confident now about how to move forward with this property, as well as any future properties.

The PM was basically being rude and said “well you shouldn’t have broken the furnace anyway.”

He says that the front door was damaged which he got repaired but there is some damage on the back side as well.

I can relate to where you’re coming from as I’m also new to real estate investing and actively working to build my knowledge and network.

There are many other options as well including some that are included in property management software products. 

Hard money is lending based on the hard asset and it doesn't speak well when the project is mid-process and now more money is needed to be able to finish it.

Watch out for egress (windows or doors) as well.
