(landlord regs, construction quality, financing, MLS issues, not-so-common common practices) A few personal examples:-upstate NY: purchase prices too low for a bank to lend on-central TX: foundation settling in almost every property-San antonio TX: non-permitted accessory dwelling units-Cleveland OH: is every property locked up by a wholesaler?

I have heard mixed answers to the question of if I build these two accessory units, will I have to use commercial finance going forward, and or will this limit my buyer pool to those with commercial lending?

. ;-)  While we have shorter terms, we also have lower interest rates (we just renewed a 5-year variable residential mortgage at 2.4%)I speculate that the tenancy towards accessory apartments by Income Property is because the show is aimed at homeowners, not investors/land lords.

As one means to try and add to units to the housing market the State of CA now allows for "Accessory Dwelling Units" (ADU's) in many places.An ADU is a secondary dwelling unit with complete independent living facilities for one or more personsand generally takes three forms: Detached: The unit is separated from the primary structure Attached: The unit is attached to the primary structure Repurposed Existing Space: Space (e.g., master bedroom) within the primary residence isconverted into an independent living unit Junior Accessory Dwelling Units: Similar to re-purposed space with various streamlining measuresThe rules around ADU's can vary from city to city but in general ADU's are allowed in many zoning districts that are zoned single-family; they are often exempt from many Planning Dept requirements for parking, open space, etc; they often have a streamlined permitting process and typically cost less than building new rent-able square footage.I am interested in getting involved in this type of investing/improvements and would very much like to connect with others who are as well.

If you're worried about what a potential renter may do....here's what I did when I advertised on GoSection 8......No Smokers of any kind,....period....no vaping, no marijuana, no e-cigarettes, NOTHING.No Animals or Pets, PERIOD (Of course if someone told me they had a Service Animal then I of course showed them the property because by law I had to).No Evictions, EVERNo Felonies, EVER1st Month's rent is due BEFORE move in.I could care less about their credit score because I know Sect. 8 is paying most of their rent anyway.I also let them know that there will be a background check that THEY pay for through SmartMoveAlso, in the ad it stated that (their portion of the) rent is collected electronically through E-RentPayment so if they don;t have a bank account then they need to have one before applying.Still got TONS of inquiries.

Tried to get my wife to do it and she wouldnt share the space.I would also suggest looking into a single family property and adding an ADU(accessory dwelling unit).
