And one other thing I've noticed here - the really bad stuff - miswiring in electrical panels, unsafe gas installations, etc - tend to be done by people either doing it themselves or hiring their brother to do it because it costs way more than it should to do it with licensed people pulling permits because of all the BS they have to go through, which means they have to charge more money.

Properly executed, an investment in these types of property can garner substantial passive losses, often equal to the amount of capital invested (or more) even in years where the benefit begins to sunset.A few words of caution: - The tax benefit is valid as long as the gain incurred from the sale of property AND the investment with bonus depreciation occur in the same calendar year. - Be careful not to let the "tax tail" wag the dog.

I certainly led me to thinking that residential assisted living homes (RALs) may be a valid venture to dive into over the next few years. That being said, I am interested in connecting with anyone who has had any experience with RALs, and similar types of settings, specifically within the states of New York and New Jersey.

.$5500 income Minus $550 (10% for property management that coordinated cleaners, some maintenance, restocking, communicating with guests which I took over eventually because I was much better / more invested in it.)Minus $300 for bills (water elec cable / internet gas)Minus $100-150 for each clean Remember you have a 5 bedroom house and your 15 guests just spilled beer all over the place, dirtied the **** out of the kitchen and all the bathrooms, tracked dirt in the house, and maybe smoked weed inside And you have to strip all the beds and sheets and everything and remake everything / restock everythingThat’s a 3+ hour job for at least 2 cleanersNow you can find cleaners that are cheaper, but will they do a half *** job and hurt your ratings (this is common in volume Airbnb businesses), be able to show up consistently and on off times (Friday at 11 am and then also Sunday at 11 am).

It frustrates me that landlords are held to a different standard than the supermarkets, gas stations, and cable companies.I guess the more diplomatic thing to do would be to issue a notice to vacate for a protracted date (90 days was mentioned) with no raise, and then part ways.

After reading many of the posts by broker/agents my takeaway is that honest, experienced, knowledgeable and competent agents are tired of the inexperienced, part time, or fly by night agents (fly by night: someone who enters as a salesperson for whatever is “hot” at the moment, be it real estate, oil and gas leases, used cars, etc) muddying the waters and causing them twice the work to close a transaction.
