I am a busy medical professional and don't have the time to try and find off market deals and also don't have the time to constantly peruse the MLS looking for deals.

We live near a lot of hospitals and are planning on using this money to buy small multifamily properties and renting them medium term with traveling nurses. 

A robust medical community also. 50%+ of the population here are renters. 

Contrary to your line of thinking here, instead of having the restaurant buy your steak for you or taking steak to the restaurant to have it cooked (for a markup), some might think its better if you bought and cooked your own steak.It does seem in some of the states, you can act as your contractor on a single build or your primary residence; so it would appear if someone can handle the travel between 50+ cities, may not necessarily need a markup GC.

I do have those who show up stating “but my cats are clean” or “it was only one eviction” which I just say no, but I’ve also had those who may be slightly off income but have a qualified co-signer, or a lower credit score but it was for a medical bill or student loan, and they worked out well.

Medical/physician programs are typically best for primary or investment purchases..check in with @Joseph Chiofalo he is a national lender and refinance savant that's worked closely with me for over two decades.

I would rather invest my time and efforts in creating a quality life for me and my family , travel the world, enjoy the moment than burn myself out 7 days a week trying to build an empire of any kind. 

I believe this duration is ideal for attracting professionals on temporary assignments, traveling nurses, and individuals relocating or renovating their homes.

Traveling back and fourth from Florida was a bit taxing, but ultimately it was worth the investment and work.

My wife is a flight Attendant and would like to become a realtor however she travels a lot and would need online courses.
