Being around ski resorts has worked very well personally because there is obviously lots of traffic in the winter because of skiing but the summertime also offers a lot of activities like hiking, mountain biking, swimming, and WEDDINGS!

It almost always costs you nothing (seller pays traditionally) and will educate you on the market(s) and tenancy profiles. 2) Buy a property(s) with long term (10+ year lease);3) Look for corporate credit rated tenants (think Walgreens, Starbucks, etc) on a Triple Net (very minimal LL responsibilities- think roof & structure) OR Absolute Triple Net Lease (no landlord responsibilities).4) Most credit tenants are experts in location selection (which again, minimizes your downside risk).... but as a rule of thumb I always prefer locations on traffic lit, hard corners with great/easy access and high Vehicle Per Day counts.My 2 cents. :-)

A park with 100% PMs (park models) can look, operate and perform similar to a mobile home park, while a 100% transient park with daily/weekly rental traffic, will operate and perform more like a hotel.

My C-class properties have seen a jump in delinquencies. those have been largely offset by the local rental assistance programs, but due to various backlogs, the pay-outs for those programs are running about 60 days behind themselves.My A/B class properties are going gang-busters with lots of traffics, and relatively low delinquencies.K-shaped recovery, unfortunately.

ya seems to me that this all gets fixed with go to old forum button I was looking for that.. then keep this new one that the developers dreamed and like.. and see which one gets the most traffic over the course of some time then management/owners can make a decision . for now I will only post if I get mentioned or on my thread that i started since i get notices..
