I went down to look at it and the buildings were not livable, the whole project to be scrapped and leveled down. most of the territory is unlivable and beyond any restoration.

I think you're stating that the commission is typically fixed in the listing agreement, regardless of the presence of 1 or 2 realtors.

The first two options require physical presence in the area of your investment property so they are out for most people who want to buy remotely.

And any property in the 50 US states or a couple territories can be exchanged for property anywhere else in the US. 

Now I’m curious if you have other opinions about floodlights for small multifamily beyond what you already mentionedTaylor, I'm convinced that digital camera systems have the capacity to redraw C/D-class property maps and pick a property out of C- territory and drop it into C-class.
