High/strict screening standards are a absolute must in Ontario.

I will outline my current system below along with some questions - any advice on where I should focus my efforts would be appreciated.I am not wholesaling right now; strictly looking for my own deals.Target properties: Looking for low-end BRRRR's (ARV <$120K) and low-to-mid-end flips (ARV $120K-$300K). 

Real estate is strictly the area I am asking for help in as far as transferring funds internationally.

Some bill strictly on a per hr basis other do a flat percentage.

@Dillon Seal yes it is certainly legal but the lender has to comply with much more strict rules if you are going to live there.

And I do plan to continue working with them for what we currently own.This PM team is not greedy for business, and they screen investors just as strict as they do tenants.

I found several posts that get into a more strict and complicated investment and that does not apply here.Any help is appreciated?

I also have a decent full time career so the $ I make as an agent is strictly for my investments.

This makes me think all the mistakes I have been doing......not enforcing a strict contract etc....1) Does he have a case to put a lien without neither of us signing a contract to begin with ?
