The only downfall of this would be the shift from managing properties to managing people.

So.. we are definitely seeing a shift in our local North Idaho market.

Much like the shift from growth stocks to dividend stocks  to cash depending on the state of the market.My understanding is that the DST structure as an SEC broker/dealer product does not allow compensation of any kind from brokers to third parties regardless of location. 

Once you ross one values/rents can shift dramatically.

If you had a program that allows you to shift points into the interest, it would make you much more competitive. 

So drive around neighborhoods near bigger apartment complexes and you may start to see how the real estate shifts from a busy retail area gradually to houses.

I think the paradigm shift that is going to occur in the flipping market will be the corporate flippers, especially Zillow.

When you buy right, with significant positive cash flow, you are better insulated from market shifts.

I work full time at a Steel mill on shift so i plan on doing alot of my shopping on my week days off.
