It's the C+ hotels with mortgages that are screaming right now. 

Nothing screams problem when the seller tells you someone is in the property post foreclosure but please don't bother them. 

Owning some 2-4 units doesn't scream experience. 

So the borrower who screams Hey man i have an 800 fico whats up.. well whats up is Fico's dont repay loans cash talks and experience is critical

They're going to be down for a while, especially if it's pegged to the Fed rate.As @Nicholas Lohr mentioned, ROE is important here (I'm usually one of the people screaming about it in the forums).

Actually I shouldn't be so pessimistic, those with guts and money who "buy when blood is running in the streets" will either do well or will go bankrupt with the rest of us.

Thinking about same for some of it to fund an rehab on a property we purchasing buy also as cash reserves for any screaming deals that may pop up in next 6 months. 

If you DO want to own and manage multi-units, in or out of state, I would say find a market, a screaming deal, and I guarantee the money to fund it will come easily.

They scream at us in vulgar language, use threatening language and posturing towards us in the common area and do not maintain the mandated social distance.  

@Nick Rutkowski - I love how you are not only jumping in "when there's blood in the streets", but looking around to see where the blood is running deepest!
