@David DavidWe have to make guesses because of the limited details you provided.If you have a Sch C business, say a general contractor business, and you use a space that you own as a warehouse for your business, then you deduct all expenses, such as local property taxes, utilities and depreciation of this property on the same Sch C.If you use half of it for your own GC business and rent the other half to someone else's business, then the rental income goes on Sch E.

In MA, can we include rent increases during the term of a lease in our contracts... say a 2% increase on the first day of each year following a lease being signed?

I'd say as long as your not buying top of the line appliances and instead opt for gently used or discounted appliances they should pay for themselves pretty quickly... but nonetheless it is your choice.

From my studies need 4 elements, Parties competent, able to contract, has to be for a legal purpose, consideration not necessary money( some say as little as a dollar for earnest money, don't know if that would hold up in court, and offer and acceptance.
