My current plan is to stabilize this rental and aim to buy one property a year. what do you guys think of this deal and strategy?

Eliminate debt, establish a budget, and save.

I have seen a post from a guy that broke down his criteria for properties above 200k and below 200k and the price he is willing to pay for "deals" is so low the owners would be practically giving them away like buying an owner out saving them from a foreclosure and his comp forcast is for a 1 mile radius not 5 or 10.

Prioritize properties with rental potential, plan for reserves and tenant strategies, and stay patient as you network and learn.

Plan to buy at 4 duplex and a single family(which includes a lot) this year.

Tenants save money when using a shared meter, so there's plenty of room for error when calculating how to distribute the charges.

Are you planning on renovating afterwards?

I couldn't save enough money for a down payment on my first real estate investment. 

I’m in a small financial bind right now and I could use the $300 back, especially since I’m not really planning on using the pro features any time soon. 

And if this is the plan, it couldn't be announced at onset.
