Bottom line is I'm a bit wary of getting into this again and would really need to be sure that the first lien positions were solid, the borrower had enough skin in the game and the property was in an area where resale or rental would not be problematic in the event I had to foreclose.

A lot of manpower is lost.As we approach our busy section 8 season (for us April - July) I am looking for better ways (more affordable and efficient options to the investors bottom line) to plan for and execute the workload which may include hiring someone that has section 8 experience to handle our CHA inspections(and associated maintenance work) or a company that we can outsource when the weeks get slammed with inspections.

Bottom line is it’s a bit different in Canada and your best strategy is to add a mortgage agent as part of your “team” along with realtor, lawyer, property manager, etc.

At least in our market, we've already had a correction that appeared to bottom out in Q1 of 2023 when sentiment was at an all time low.

Bottom line is this: with Texas LLC (Texas Sec of State provides an on line FILL IN the blanks form ) it cost $350 to form the series LLC, there are NO annual fees, and only one “information report” (single 1/2 page verifying agent, manager and address) to file every year.
