But I did have one who upon moving in to a very clean apartment still had to complain about: a) dust on the ceiling fan blades b) a small amount of residue in one room from the painter that would have taken about 30 seconds to sweep up.

If it isn't you could extend the term in order to reduce overhead and increase residual income.Good cash flow is situational.

I would say that a good syndicated deal with a good pm, is much more passive with residual income.

So a $300K multiplex in Indiana might generate great cash flow, but eventually building will decay and be worthless and residual value is just the land, which might only be worth $25K.
