my parents let me live at home for free if I would study and get my RE license I as tired of pumping gas and bagging groceries for 2 bucks an hour.got said license at 18... and never looked back.. have been in business through some interesting time... uber high interest rates  18 to 20%  1989 to 1991 crash in SF bay area ( regional event but a crash all the same)  Dot com bubble but that one was not bad.then the mother of all crash's 08 to 2010... did not get wiped out but darn near .. set back 10 years.. now 5 years after that disaster back to about 50% of where I was in 07.. but much happier .. gone is my HML company and 20 employees.... now its just me and my hand picked group of investors doing what I do best and that is finding good RE talent an helping them make a lot of money...

You don't want to own an asset in Detroit so any price you put on said asset will not be as high as an area you do want to own in and takes away a higher better bid from someone who really wants Detroit.It sounds like the folks you are talking to are 3rd party brokers selling a bag of misguided and misinformed information.

They have offered to compensate me out of contract, because they "want the numbers to stay where they are" someone I know, knows the tenant which i didnt know until recently, they are the one who informed my agent and I of the appeal and the lack of military service, she showed me the court documents that the seller and her agents have still not shown us, The person i know that knows the tenant said he HAS NOT been staying in the apartment in fear that the courts are going to find out hes not a veteran and have the sheriffs come arrest him as the court is paying the tenants weekly rent because he's an unemployed scum bag who lied about being a military veteran, She's also told me that he has signed a new apartment lease somewhere else and she has offered to and has started helping him move his stuff out of the apartment.I forced my agent to get back under contract yet again, she made the close date for tomorrow Friday the 13th of all days, the guy still isnt out of the apartment fully(meaning all his stuff) there are still random people answering the door who are not on the lease who are missing teeth left right and center. still no walk through. yet, everyone still expects me to close tomorrow, I'm telling my agent, NO let me guess, contact an attorney?

I thought about putting subfloor over the existing but that opened up a new bag of questions.The existing wood floor is only about 3/8" below the laminate that is down in the adjacent room.
