The old exemptions for small private placements (Regulation D, chapters 504, 505, and 506) allow you to recruit investments ONLY from people you already know.

If you form an LLC and then try to recruit people into it, even if you know them, you need to do the Reg D filings.

That is a bigger topic, so I'll stick to this thread.If you have cash/skin in the game, then recruiting other participants with the same can be accomplished, resulting in a much larger play.

Or.. do you just want to get your feet wet in producing content and recruiting eyeballs on content?  

I'm looking for some honest and thoughtful feedback from some like minded people here.I've been looking to start RE investing for a couple years now, but ended up delaying to ramp up my recruiting company instead as it has very little overhead and it cash flows like a champ. 

My contractor does have a team, however, he is always open to recruiting new talent.

That is, values I cannot determine with any confidence.These complex models do have two uses.One is that if you're recruiting investors or speaking with bankers or other financial institutions, these are expected.

My sister-in-law has been offered two jobs and is receiving calls from recruiters every day.

And i'm actually somewhat optimistic about my ability to establish such a team as I have a bit of experience owning rentals already, and worked as a recruiter for a bit.
