Hey Bryan I'm looking to get into buy/hold with multi family units, preferably 16+ units but realistically probably start out with a 4plex and progress from there.

Assuming I have sufficient funds to buy a single family home in a c+ neighborhood, what would my first steps be realistically to pull the trigger.

In our area, we have access to the MLS and Realist Tax Records, with both providing very good search tools so we can target more specifics than the average person looking on Zillow or at their city records assessment site, although some city websites are actually a very good tool.  

Please help me understand how this works,  and if i can realistically get this completed , the Auction ends tuesday 

Oh, I am very discerning about what is posted in listings - especially on these commercial Proformas - (optimistic to not realistic) Much appreciated!

But happy to hear realistic way a to leverage one or both properties. 

Realistically for budgeting 30% probably would be pretty close by time everything said and done

Hey @Aditya Maini If you are using a low down payment, its not really realistic to expect to be cash flow positive.
