Are employers moving in, is the population growing, is the average household income high, does it have good market fundamentals?

Land that is is between two MSA's is always good, as presumably those MSA's will continue to grow and everything else between them. 

Keep growing your side hustles like flipping cars and reselling to increase your savings.

For context, my business does about 10-12 million a year and is only in year 5 so ton of room to grow still.
