You can do preliminary work at the courthouse but there are a lot of things not recorded at the county or not properly recorded.

Title Company will see address of the house, seller's contact information (in case parcel number is needed to do the title search) and upload the title search report, indicate if the title is clear to go or not, and preliminary title commitment and save".

Paid off mortgage.Owner had 4 kids, two are still livingthe 2 kids that died have living kids.Im in Texas.I know I will have to eventually get a real estate lawyer to figure out all this just trying to get a preliminary idea of what I can expect.Thanks.Nick

I think it's always a good idea for investors (and realtors) to know how to do "preliminary" title searches (PTS) to know if (or confirm) a particular property has equity or not.
