Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

They bill themselves as "Pet Friendly".Depending on how large the dogs are, that could be a problem, but the cats and GP aren't a big deal.Good Luck!

I'd hand my buddy the 300-400k cash call our attorneys over to have drinks and loan him the money at 1% less than the lowest current loans they have.With the interest i will build cabins with a view to rent/sell, help my other friend get his fantastic new business venture up and profiting.Any spare time and money I have will be spent doing deals and working on pet projects.

(a) In every transaction wherein an application is made by a prospective tenant to lease a dwelling unit, the prospective landlord or owner of the dwelling unit shall not ask for, nor receive, any "assurance money" or other payment which is not an application fee, security deposit, surety bond fee or premium, pet deposit or similar deposit reserving the dwelling unit for the prospective tenant for a time certain.

Aside from multiple ongoing code violations, neighbor complaints and damages, they moved in extra people/pets, tried to scam the utilities, stopped paying rent and ultimately had to be evicted.
