Is it the worst deal?  

Let’s get into it.The Weekly 3 in News: - Redfin is laying off 450 employees from its rental division, this, after agreeing to a $100 million deal making Zillow the exclusive provider of multifamily rental listings on Redfin (NewsWire).- Women are buying more homes.

I purchased a rental unit and did some private funding in 2016, and I will probably expand this business by doing more deals.

To only invest $5k into the deal with those returns is fantastic. 

I'm going the "wholesaler" route to find myself more deals to rehab and rent.

Could you describe the Process or Deal Analysis or execution that failed on this deal?

I have a team that just deals with them but never have I heard of this.

I've learned a lot over my time investing in small towns and have found some great opportunities but just like any other niche market you better learn what you're dealing with or you'll get burnt.

Better to make that mistake, and buy another deal, than to not bought the deal.  

This means youll need to be licensed, work under a broker, and be fully operational as an agent, even if you dont close any deals.
