While corporations must adhere to annual meetings, board of directors, minutes, bylaws, corporate officers, and franchise tax filings/public information reports, LLC’s have only Articles of Organization and Operating Agreement.

Also, I personally haven’t been able to find cases where having an LLC specifically helped a person in a real estate lawsuit.The one thing the LLC does help me with is being very very organized - I treat each property as a separate business with their own bank account, and take distributions from them.

And ALSO...I still want to see what they define as "Marketing a property".If I organize a BBQ party with all my friends that so happen to be on my buyer's list and during a bear dad joke I say " Ohh btw guys, I just locked up a contract want to see it?"

I personally, being on the NAR Board, at multiples levels of the organization, and being heavily involved on the lobbying/legal side have been way ahead of the curve on this stuff.

To be clear, I never facilitate both the Real Estate & Mortgage roles in any single transaction, but I do when possible try to work within my own organization or team for cohesiveness and reliability of transactions.

Check your local rules, but where I have rentals, the tenants need to be out by 1 pm on the last day of the month and you can organize with the new tenant what time they are moving in (eg 11 am).
