To start it off here are my observations.1.

I have observed however, that the quality of the tenant is more important than a few days rent, and much more valuable in the long run.

So I asked if I could tag along and observe.

There's an auction Dec 3 that I am interested in attending - need to go just to observe & learn - but there are a couple of properties that my husband & I are interested in.Just want to make sure I know everything before I get there.

During fly time (same time every night) observed a few bats swooping down and out.

From my observations and experience, I would say that the team members you select should be ideally referred by other investors who you share common philosphy with.

One observation, IRS limits you to a max of $17,000 contribution to your 401k, so you are probably not putting half of your $52,000 into 401k

My final observation...I do see a big gap between sold and asking prices on the strip properties.
