It's always great to hear when people from my neck of the woods (The SF Bay Area) become interested in REI. 

In my neck of the woods code says all bathroom vents must be vented to the outside of the house. 

Assuming that the property is a cape cod style house which is a common shed dormer renovation in these neck of the woods, the roof can be built out, and a bath added if it sits directly above the existing bathroom in the ball park of what you have budgeted.  

We send notices to our tenants every few months and we always mention things that we don't like i.e. putting the trash outside apartments, putting chewing gum on sidewalks and balconies, keeping the laundry room and here is the one that raises the hair on the back of my neck.

I do know that your level of job security is a lot higher than most people's; as long as you don't get tattoos on your elbows/neck or get a DUI you have a high probability of sticking around to hit 20.

I like hearing about the no neck, face tattoo, sleeveless shirt guys he rents to. 

While I paint and clean before renting, many SFR landlords do not, but they do so at apartment complexes, and they also have staff on duty to do repairs and other chores.These are the issues between apartment buildings and SFR's in my neck of the woods.

@Nicholas Aiola is a fantastic CPA over in that neck of the woods - I believe he is virtual only at this point though.What type of rental properties do you own?
