Regular grounded outlets there are also places where it is an issue where you could have a fault and the electric has to find a way out so it goes to the nearest metal like the exterior of the microwave.

A few of the issues are pretty clear (Texture removed from the wall that I had repaired by a drywall contractor and a microwave door case was cracked and needed to be replaced), but there are others that are not so clear to me.

I know that a 3-bedroom in this area is approved at $1483 by HUD, but I also know that different amenities contribute as well (washer/dryer, microwave, ceiling fans, etc).So, it's possible that market rent is actually higher than what I'm anticipating, but another 3-bedroom recently rented for $1400, which leads me to believe either they knew less than I did, or I still have a lot to learn... :-)

I changed the layout but did not move the sink.1600 Cabinets (Home Depot white)500 subfloor prep - 3/4"ply and hardi backer500 porcelain floor tiles, grout, spacers350 premade (lowes) laminate countertops I installed (about 13 linear feet, with two 5' runs)150 garbage disposal1000 - new SS gas stove/range, used SS dishwasher, used SS over the range microwave (kept old SS fridge so did not need new fridge)300 - backsplash tile/grout  - beveled subway tile laid in a "herringbone" pattern200 - paintThe two jobs that were the most PIA were installing the cabinets and cutting/installing the laminate coutertops.
