Different cultures have different ways of living their lives.. you dont see a lot of other cultures ( at least here on the West coast were we are a melting pot) that have children before they are married..

Our plan is to request the 3rd draw next week once the 2nd floor front unit has been completed.The last draw includes the fire alarm system (which is already done), the staircase coming off of the 2nd floor rear unit (which will be done next week) and exterior painting which we can start once some of this snow melts and the temperatures rise a little bit.

It's a desert and cars/bicycles literally melt on the streets lol)I think you are thinking about it well, especially looking at a long term approach, in a city like Denver that has good population growth, rent growth, average income, and vacancy rate like you mentioned is a still a great play if you are satisfied with just breaking even for a while, and seeing future profits/appreciation.

Water isn’t leaking onto the attic floor but when it snowed today the section of roof over these spots has melted while the rest of the roof still has snow.

and as long as there is this uber liquidity in the market ( IE cheap to historic cheap mortgage money).. this should not be a wide spread melt down like 08 when mortgage money froze solid and the markets lost all their liquidity unless you had cash
