I would strongly encourage stronger screening procedures .

PMs are great if you're running a larger (5+ doors) portfolio, in a similar area, and have "lived" self-management long enough that you know you're no good at creating standard operating procedures or farming out the work directly.

Standard procedure is to post your state-specific notice of lease violation, and then perform a follow up inspection at the expiration of said notice, to determine if the violation is cured.

Lots of steps, dates and procedures to follow.First, I would get up to date on what this tenant did right and wrong. 

They should point you to the right licensing procedures.

They have KYC procedures and seem to be heavily regulated like a bank, and they're tied to the traditional banking system.

It's considered abandoned property and each jurisdiction has it's own procedure.

There should be clear operating procedures in your contract.
