If larger building is on a smaller parcel size then you can look to cost segregate the property and allocate a higher percentage value to the depreciated building and a smaller slice to the land.

Syndications can be great I am personally invested with one Sponsor who is a regular on this site.. you need to be accredited and 100k minimum.... although some do less.you do give up control though.. so for me its only appropriate for a very small slice of my investing portfolio .. one thing with the rentals is you have control completely of them.. you want to sell you sell.you going into a syndication you are along for the ride and have no control the control is all in the hands of the sponsor..
