But I agree with an above poster that $10 psf in tenant improvement seems low, unless you can find a turn-key tenant to occupy that will require very little renovation.In DFW, for 2nd generation spaces, I've seen LLs underwrite at about $25-35 psf in expected TI allowance (subject to the lease terms and tenant credit rating).

(Couldn’t really afford the place, didn’t have good enough credit to be worried about an eviction, etc etc..)2) They should have posted a 5-7-10 (depending on local laws) to “pay or quit” as soon as the ent was late and started eviction.

You can do as little as 0% down and maybe even get money back at closing if you can implement seller credits into your offer during the inspection period or prior to going in contract.
