Hey @Roy JenkinsAs long as you have good credit, typically above 720, being a first time investor won't be overly punitive.

But I agree with an above poster that $10 psf in tenant improvement seems low, unless you can find a turn-key tenant to occupy that will require very little renovation.In DFW, for 2nd generation spaces, I've seen LLs underwrite at about $25-35 psf in expected TI allowance (subject to the lease terms and tenant credit rating).  

Help with Expense tracking and categorization: You can sync your bank accounts and credit cards to automatically categorize expenses related to your properties.

The ability to do what you want, when you want, and have money coming in to support that.Things to work on: savings, credit, going to local real estate meetups, listening to podcasts, reading books.

I have the credit score and make a good monthly living but I have no cash save up but have 2 cash flowing rental properties with one of them having some equity.

Just to have the line of credit there if the opportunity comes my way. 

I have yet to be turned down for a credit card.  

The sellers credited us with the security deposit and about $900 for rent (tenant pays $1200).

(Couldn’t really afford the place, didn’t have good enough credit to be worried about an eviction, etc etc..)2) They should have posted a 5-7-10 (depending on local laws) to “pay or quit” as soon as the ent was late and started eviction.

You can do as little as 0% down and maybe even get money back at closing if you can implement seller credits into your offer during the inspection period or prior to going in contract.
