The lady that they have under contract is not happy with the deal at all and has been fighting them for 45 days.

So we are always looking for deals - but for now we are mostly watching for rates to drop to where cash flows fall into a better range.Hope some of it helps!

I finally spoke with my friend and asked for permission to post this because she deserves some sort of say. she is terrified for her life considering Marcus got his associate to threaten her life. shes an older lady who was just looking for a home to enjoy the rest of her life in to do her bit of gardening.

They can read or watch all the posts and podcasts on how to make money but they will never invest.  

Any commercial retail investors here that want to share any things to watch for?

Watch out for those pesky annual inspections, though- they'll get you just because they feel like it, after letting the last owner slide for some twenty years.Syracuse is a sort of happy medium between the two. 

The Big Three to watch out for are rape, robbery and murder.

with maybe the exception of a parcel that is clearly served by city Sewer Water and have power and Tele / internet to the lot lines.. and you have double checked the hook up or Systems development charges and if they have capacity.. keep in mind many parcels in subdivisions that were basically built as recreational subdivisions decades ago.. ( think GLEN GARY GLEN ROSS and for sure watch that Movie is exactly how the industry was in those days) the original infrastructure was allowed to be built to maybe serve 20% of the development that was legal and now you have moratoriums and assessments etc etc..

ause it made it seem its tonight or never.. well educate your self join an association attend auctions watch and learn and then jump strongly into this business.. and good luck.. bottom line dont buy anything at any seminar you attend .. its all BS
