Prior to the corona virus pandemic i had a good amount of deals coming through the funnel but over the last couple weeks it’s been difficult to find any fitting my criteria.

I am no longer a licensed mortgage broker, however, I was a lender for 11 years prior to getting my real estate license. 

You gained credibility when you took personal risk to protect your LPs during the prior downturn, and you’ve secured my trust with your actions during this cycle.

Wow, @Ryan Dickerson I love your post because you seem to be on the right path.Figuring out your construction cost and building your team prior to entering into deals can alleviate a lot of stress during the project.Also, your respect and understanding of the value of a general contractor's time is impressive.

All you have to do is follow his instructions and they lead to success.

I was able to get proof that my properties are on the up-and-up for lead levels, if I were to have had lead issues, it would have been a lot easier to address and remediate them while my properties are vacant vs occupied, and I'm protecting myself as an investor from potential headaches if the city does in fact start to enforce having this certification prior to evicting a tenant. 

I want to get a “checklist” of what I need to do next in terms of the legal side and paperwork to get this thing rented out (or even steps I need to take prior to renting it out, such as getting insurance and a contract agreement).

I'd like to hear from you if you started on your own, with no prior knowledge and have made it to the point where you are successful, and can support yourself, are enjoying it.

Tenant B has not asked to stay in the unit prior to the lease, only to put belongings there.
