Just look at two years ago when landlords got multiple applications in hours and tenants were willing to pay 20-40% higher rents to “win” the lease.

I work with a company that does tax appeals at no cost unless we win. 

With lack of inventory it’s those who get their first have best chance of winning - so trying to get out ahead is something to consider

It is a great way to maintain consistency and have product instantly available.

The small claims court amount as I understand is 10k max, if I do proceed with CSLB will it negate the claim if I win the case.

I would put every MDC Clerk of Court sales record (date, case number, address/PID, opening bid, winning bid, AV, etc.) into a spreadsheet, along with the names of the 3rd party bidders.

@Jarrett Harris, in NJ, a disability check cannot be garnished even if you win the judgment.

I think the message being sent to attorneys is, "you can try it if you want, but if we win, we're going to hammer you to make an example," and my guess is very few attorneys are going to risk that.
