I can't comment on the Indianapolis market but I am always weary of individuals jumping into flipping houses as their first exposure to real estate.

We are doing 300+ homes so individual LLCs isn't realistic in this scenario. 

Check out padpslit.com, I use the platform to rent out 8 bedrooms in my house individually

But if its a strong offer just play it out.
