Also, Fresno, CA is in the top 10% of US housing markets for appreciation, at ~9% annually over past 10 years and expected to continue given the growth we have seen here, proximity to big cities in CA, cost of living relative to the big cities, high-speed rail to LA stopping here when complete, etc.

The area had stalled after the 2008 downturn, but he saw the potential for growth, just like you did.He held onto the property, renting it out and watching the neighborhood gradually come back to life.

With lower entry costs and solid growth potential, he was able to snag a couple of properties that started generating positive cash flow pretty quickly.Sometimes a new environment brings new opportunities.

There are many markets in landlord friendly states that offer cashflow and because of good growth, potential for appreciation.
