Well, STR can work well for people who own a vacation house for personal use, and just want to generate some extra income when not in use.  

I still find this hard to believe. 95% of would be real estate investors never buy a single house.

I am back to getting the house rehabbed. 

If the house is older than 15 years old and n ADU is added, it can become rent controlled.

If I were to guess, I would think that the new administration will bring positive change to the housing sector by removing regulations that impede builders, and affect building material costs.

Being able to look one of these sellers in the eye and tell them that you can, as a licensed agent, either list their property or attempt to assign the contract, assuming wholesaling is legal in your state, is a huge credibility booster.2) Get an entry-level job, hustle, save as much as possible and plan to house-hack when you turn 18-21.

I would like to rent my house  to a Group Home.

My cousin is using one and likes it.Cell service is weak at our cabin PF so it would not work there.Might be good for a smaller house in an urban area with good cell service.
