The very few owner financed deals we see are just horrible for the buyer in most cases.Investor meeting this last weekend had a great example of a fairly experienced investor who decided to buy owner financed deal only to find out after the seller died that seller had quit making payments on the original loan that investor did not know about and it was now in foreclosure with $80,000 balance.

Having said that, your average buyer is terrified of cracked slabs and foundations....Home Inspectors highlight them as horrible, so you may have problems selling unless you completely fix the problem....not just patch the crack (symptom) but really fix the underlying problem.

If that's true, I would highly recommend building that reserve stockpile as fast as possible because even if this particular event goes smoothly, I can guarantee you at some point something is going to go horribly wrong and you are going to want to have the funds to cover whatever curveball you get thrown without needing to stress out about it.

I have read as much of the fine print as I can find and other than using a big bank, it doesn't seem like a horrible deal.
