If that's true, I would highly recommend building that reserve stockpile as fast as possible because even if this particular event goes smoothly, I can guarantee you at some point something is going to go horribly wrong and you are going to want to have the funds to cover whatever curveball you get thrown without needing to stress out about it. 

Anyway, I had to pay for internet phone service, which lagged horribly and the leads always had a hard time hearing me.

That sounds like a (horrible) job to me that I get paid very little for.

I personally would never buy with an HOA, because they are often horrible to deal with.

IRAs Roth’s and similar accounts can be very expensive and provide horrible returns a very good understanding of these is literally worth millions

I have read as much of the fine print as I can find and other than using a big bank, it doesn't seem like a horrible deal. 

However....I have a seller that wants to sell their house but it’s in horrible condition.

We've been through several and they've all be horrible in one way or another.

If you do find one, it is likely because it is in a horrible area and then, good luck actually running that as an 8 Cap.
