I would be careful of the folks on here that strictly invest in section 8 as there are a lot of pitfalls when working with government entities and low income tenants.

Unless you do a 1031 exchange you’ll owe about 15% of the gain and 25% of the depreciation to the federal government.

Personally there are some really strong suburb areas that I would much rather invest into than Phila - lots of it is due to better landlord policy, higher demand for rentals, less competition for rentals, less headache than dealing with Phila, higher quality tenants and less risky.

Some I repeatedly go back to even with slightly higher rates and fees than others who are staffed by incompetent people who can't articulate the reason for their policies.

Would it be a good idea or having a personal umbrella policy should be good enough?
