We just furnished our first STR and my best advice is goodwill, re-store or architectural salvage companies.

Beds, end tables, dressers, tv's, clocks radios, dining table chairs, goodwill artwork, matching couch set, lamps.

Your good will to re rent it will go a long way.

The entire building's water/sewer, gas or electric bill less any common area or goodwill deductions is billed back to each apartment based on occupant count, square footage or a weighted average of the two.
