Sometimes it is caused by the wrong items being flushed down the drains.

I waived the home warranty as negotiation tactic because since home inspector went thru house and did not find anything that would suggest there would be problems with covered items on the home warranty.Home warranty does not cover pre-existing conditions, but makes exception for real estate transaction, if1) malfunction was not know to seller's agent, buyer's agent and home inspector.2) malfunction cannot be detect thru visual inspection or simple mechanical test.so here is my malfunction that ended up costing me $1300.the shut-off valve to the kitchen faucet made a grinding noise and started leaking when i was turning off the supply to the kitchen faucet. this is day 1 in the house. i also had toilet tank spurt out water from the side, whenever i flush the toilet, indicated a seal issue--again day 1. not sure how the inspector wasn't able to catch this.because i live out of state and had to go back to work on day 3, i had somebody come out to replace a total of 7 shut-off valve to plumbing fixtures, 1 main line valve, and 1 water heater valve due to corrosions on the these valve parts for 1300would home warranty have covered these replacement or would they try to wiggle out of paying for them saying the corrosion was visually present, and when not present, the leakage would have been detected had somebody trying turning off and on the shutoff valves or flushed the toilet?

I'm not keen on spending thousands of dollars right now to dig up and replace the sewer line to get rid of the bellies, so I figure jetting the sewer line once a year could buy me some time before I have to pay for a more permanent fix4) Electric water heaters - flush out the water every couple years; not sure if anything else needed5) Wood destroying insects - termites and other WDI are a concern in this area but I'm not entirely sure the best way to keep this in check.

I have heard some horror stories where tenant scoops cat poop from litter box and just flushes it in toilet causing clogged toilet down the road..

So I posted about a week ago regarding a damage caused by a tenant who flushed wipes into the sewer system which caused clogging and sewer back up resulted in a total damage of $6000Their renter insudid not cover that.I was nice enough (or stupid enouh) to claim the damage from my insurance.

Makes perfect sense.However, I've got a large pool of starting capital, easy access to financing, a good network of cash flush friends/family for private lending and partnerships, and live in a low cost / high cashflow area (Indianapolis).

Sure they may flush things down the sewer and let the water run, but they will not be putting holes in the walls and floors or spilling things on the carpet as they will in your apartment rentals.

See if you can find out what the heck he's flushing down that drain

We put $70k down so we weren't feeling too flush, BUT at least with all expenses in we were only losing roughly $400 per month...less than a third what we were paying to rent.
