Regardless of which home you buy, you will need to spend some money in upgrades and fun features to maximize rentals.One last note:  I would not put too much of emphasis on a PSF analysis. 

New LVP flooring upstairs to replace all the carpet, new cabinets and countertops in the 2.5 bathrooms, new fiberglass shower in the guest bathroom, new walk in shower (tiled) in the master bathroom, next lights/sinks/faucets/toilets/etc in all bathrooms, new paint on kitchen cabinets, new pulls on kitchen cabinets, new ceiling fans throughout, and fresh paint throughout.

The TV shows like HVTV look like rehabing a house is fun , contractors show up with smiling faces and everything goes according to plan . 

You can learn the business while making money too and it is a lot more fun.

To me it’s the fun part of the business.  

Softwares can have differing "freshness" of data based on locations they support.For example, one software may update their pre-foreclosure list for Akron, Ohio 1x a week and another 1x a month.
