I would go confront the tenant and tell them that they may have "forgotten" what the lease said and that no daycares or businesses of any kind are allowed on the premises. 

The big question that I have is “Will people have forgotten about Harvey in a couple of year from now, or not?”

I understand safety things are done first and foremost but as far as cosmetic improvements what are some things you just stay away from because it won’t bring value in the form of more rental income that can be just forgotten about?

@Shannon Sadik thanks sounds like you know where I’m at, I had forgotten about craigs list, thanks for the reminder, and yes sounds like working with the listing agent I might need to try, to me it seems you have to be more careful b/c the listing agent is representing the seller and buyer so I would have to make sure my best interests are being taken into account. 

And then, when the news cycle has forgotten about the panic, the real estate investors do too.

In case anyone has forgotten, the suburbs are nicer and houses are more expensive.

I usually use different nicknames as usernames, but I got this one because one Halloween as a kid I had forgotten my candy bag, so instead I stuffed everything I got into the pockets and nooks of the overcoat I was wearing (detective, natch).
