This is a new home and the builders in our area need to be competitive so closing costs were covered by the seller as well. 

With the townhome, my reservations is the rental competition as the area has many townhomes communities with units bought by investors, but I like the lower taxes and insurance rates. 

Our typical PPP is 6 months of interest, but we do offer a step down/tiered option as well (rates are not as competitive).  

@Eden Meng projections from syndications are all fantasy.  

But it's pretty competitive to find listings right now, so the market works.

This isn't a dig at all personally at David or Rob, just that I believe it tended to highlight fantasy thinking and had a lot of people doing if not questionable strategies then ones that IMO don't set you up well for the long game.

But I understand you live in a bubble of fantasy, as that is the only space your ideas and assumptions make sense, FANTASY.

Does anyone have experience flipping modular homes or should I just stick to the more competitive SFH's on this auction?

For example, if you look at building housing in Biche, you won't suffer from competition and can find buyers in all price ranges.
