Ive done all my research (plans, permits, contractors, etc) and feel like it's a no brainer and a fairly streamlined approval process in my area.

Likely would want to close on 11/28 at the latest to play it safe as the notice takes affect the next day, not the day it was served. 

I am fairly well connected in the REI community here. 

Most agents, I can tell you from experience, will not spend too much time on you since your so fairly new and at your purchase price your not a big fish so they will tend to put you on the back burner since heir return is not going to be a game changer.

At the end of the day, you want to protect your property while also being fair and approachable.

People like new homes- It is easier for me to identify with which homes will be more marketable in the future yearsCons- Cash flow usually isn't as good (which is ok with me, because it is always an equity play for us).  

Hustle and drive play a significant role in this too. 

The "high cash flow areas" you speak of are only good on paper, and while they can be if you play everything right and all goes well, I find that is harder than it seems.

This property has been a cashflow play, but ideally my next small multi-family (2-4 units) would be similar to what you are looking for in terms of a higher-priced appreciation play.
