The older hardboard is still holding up/performing in drier climates when installation was good, eg no nails overdriven and z flashing used where needed, and it was kept caulked and painted, including the seams, window trim and paint on the lower exposed edges and it was installed a distance from the ground.

The electrical has some exposed wiring in the attic crawl space that needs to be in a junction box and to restore power to the detached carriage house where my cousin lives.As well as a handy man to grease some reluctant windows and fix a leaking valve as well as smaller issues.Looking to get multiple quotes if possible.Can anyone recommend any good people who might be able to get to this soon?

For flips, you do need to be careful of a deal which exposes you to a long timeframe in a market that is poised or already started to decline as time is your enemy on flips. 

Fishy smells can be caused by faulty or exposed wires.
