It's a loophole, and it will eventually close, everywhere.Any property I buy going forward that I plan to hold long term I will only buy in areas that are already extremely strictly regulated for STRs.

Trust me I eventually want to turn everything over (9 properties and growing) to a manager for time recapture, but it is hard to find a good one in which I would want as a business partner (management should be considered a business partnership mentally).

., this I think is longer term implosions as I am seeing people who absolutely should not be buying a home as they have no money buy them sub-to because of little down payment and will eventually lose the property and that is when many whose mortgages are still on the property come out and sue.

Yes I do think eventually the laws will pass in more states and wholesalers will have to provide much more value.

I wound up telling him rent received after the 1st is late even though by law I couldn't charge a late fee until the 5th, he corrected his behavior some and we parted ways eventually.
