If you did want to do SFR's in Beavercreek, I'd recommend looking for the single story ranch style brick homes that need a decent amount of rehab.

Now i dont recommend this style of transaction for those with limited capital if gave a seller 10k and then 30k to bring him current and we lost the whole amount that would just be the cost of doing business.. but for someone else that could be devastating..

I hope you take action.Look, I appreciate your perspective, but some of what you are suggesting is difficult because, well, it is a 1970's house, an extremely well maintained 70's house, but nonetheless....Bathrooms are really too small to get any perspective in, a picture would get a corner and not really impart any information, the reason my husband showed the one bathroom is because it is ensuite to the master, and the tub IS a perfectly preserved (and I mean perfectly literally, not a scratch or water stain) 1970's style one piece thing.

In my search I did find a few other smaller local banks that would do commercial style loans that were amortized over 20 years and rate reset every 5 years.

I was wondering if anyone who has done this can tell me if after comparing price per sqft of the building aspect of the project only (cost of land, environmental remediation, and demo excluded) they have found modulars to be a more cost effective way to go rather than stick built.

Depending on the cabinet style I will either replace the whole thing or put a new countertop on it and then a vessel sink on top of that to raise it.
